The right pricing strategy is critical to move you & your home through the selling process with the strongest competitive edge and level of efficiency. You’ve probably invested a lot of time, money, and heart into your home, and you want to get the most out of that.
When you decide to work with me, I’ll come to your house for a brief walkthrough and continuation of our initial conversations to develop a Comparative Market Analysis for your home & neighborhood by analyzing homes sold nearby, current competition, (aka keeping up with the Jones’s), and assessing the market trends.
Setting the right price when you first list is a determining factor of success. Listings generally get the most interest in the first 2 to 3 weeks. After that, they become stale, and potential buyers start wondering “what’s wrong” with the property.
When you choose me as your Realtor, I make a commitment to you to put time, effort, research and energy into determining the right price, and also helping you to fully understand our strategic approach.

Get The House Ready

Once we’ve determined the right pricing strategy, getting your home ready to list is key. The most successful listings which get the most traction and drive the most showings, and ultimately receive the most offers have a few things in common. They’re often well lit, de-cluttered and de-personalized, and have recently been deeply cleaned!
To help you prepare for the next bit, I will provide you with a Pre-Listing Check List, and if requested, we can do Check List Prep walkthrough of your home together to determine what you should prioritize. A successful listing doesn’t require a TON of extra investment, but you might be surprised how much of an impact a fresh mow, and a coat of paint on those scratched up baseboards can have on how quickly your house can sell.

Building Demand: AKA The Marketing Strategy

Okay, so we’ve established our pricing strategy, the house is looking better than ever, and we’re ready for the next steps. Building DEMAND! AKA, Marketing. Putting an emphasis on the right marketing approach is another often overlooked opportunity for selling your home.
I have an in-house photographer who specializes in showcasing your house at it’s absolute best. The right listing photos make all the difference in the amount of traction you can expect to receive once your house hits the MLS.
I also specialize in hosting successful open houses, and have hosted around 100 over the last 9 months. Open houses are a great way to get traction and interest for your home.
Sharing your listing in community groups, and being proactive in getting it into the hands of other agents is a critical component to the marketing strategy I will deploy to move your house through the sales process quickly.
When your house is on the market, you can expect a bit of daily disruption. Ensuring potential buyers are able to conveniently schedule showings is key, so once your house goes on the market, prepare for a bit of chaos.
If you have dogs, they will need to go with you when buyers do a walkthrough. If you have cats, make sure to alert me so I can tell the other agents and we can avoid any accidental escapes.
Keeping the house clean and tidy is critical, so just pretend that you’re about to have a dinner party every day, or that your hyper critical mother in law is on her way.
