Trust is the foundation of a successful home-buying experience. Before we ever step into a house, my goal is to understand you. What’s motivating your move? What does your ideal home look like? What feels comfortable financially? What kind of timeline are we working with?
Any agent can unlock doors and schedule showings, but not every agent is going to guide you with your long-term best outcome in mind.
We’ll start with a quick phone conversation so I can get a feel for your goals and make sure I’m the right fit to help you navigate the process.
And if I’m not? Totally okay. I’m always happy to connect you with another agent who might be a better match for what you need.

Before we dive too far into the search, it’s important to understand what your numbers actually look like. Not just what you can spend, but what makes sense for your lifestyle and comfort level.
I’ll connect you with trusted local lenders who can walk you through pre-approval and give you a clear picture of:
Monthly payment expectations
Cash needed to close
How different price points impact your budget
There are also a variety of programs that many buyers don’t realize they may qualify for. Especially first-time buyers, lower income buyers, or those in unique financial situations.
These can include:
Down payment assistance
Closing cost assistance
Special loan programs with more flexible requirements

Once we’ve got your budget dialed in, we shift focus to the fun part! The search itself, with your dream home in mind. Home is a special place, let’s make sure we understand what makes a house, a dream home for you.
We’ll define:
Must-haves vs. nice-to-haves
Preferred neighborhoods
Property types (especially if you’re drawn to historic homes aka my FAVORITE kind of home)
Deal breakers you don’t want to compromise on
From there, I’ll set up a custom search tailored to you and start identifying potential that align with your goals. You’ll keep an eye on the search, I’ll keep an eye on the hot sheet and connect with agents in the area who may have what you’re looking for. When we find something that could be a good fit, we’ll schedule a tour!
Buying a home isn’t just about browsing listings, it’s about having a clear direction and knowing how to spot the right opportunity when it shows up and being able to spot big potential even if it isn’t “perfect” as it is today. A quick heads up, before we see anything, you’ll need to sign a buyer agreement. This isn’t a life or death contract, and it doesn’t require you to buy anything, pay anything up front, or even continue working with me if it’s not a good fit. This requirement is Michigan Law and is designed to protect both you, as the buyer, and me as the agent.
Touring homes is a bit of an art, and a science. As we walk through, homes I’ll help you look beyond the surface and evaluate:
Overall condition and potential concerns
Whether the home is priced appropriately
How competitive the situation might be
When you find a home you love, timing and strategy are everything. We’ll put together a strong, thoughtful offer that gives you the best chance of securing it.
That includes:
Offer price strategy
Terms and contingencies
Timeline and positioning
In this market, it’s not just about liking a house, most importantly it’s about knowing how to win it and the kind of offers that will get consideration, and the offers that will be ignored, or rejected.
Getting an Offer Accepted & Closing

Once your offer is accepted, we move into the final stretch, this is where the little details matter & having my support and expertise can make or break the deal.
I’ll guide you through:
The inspection process
Any negotiations that come up (where I can help you save money, or ask for concessions!)
Appraisal and lender requirements
Final walkthrough
Closing day
There are quite a few moving pieces at this stage, but you won’t be figuring it out on your own. My role is to keep things organized, keep you informed, and advocate for you every step of the way.
